Holly Grove Plantation is a highly desirable agricultural and recreational property in the Mississippi Delta. In one contiguous tract, the farm offers excellent income from both crop production and recreation. The Leflore and Carroll County's Tax Assessors offices state 1,953+/- acres. The Farm Service Agency (FSA) has record of 1,102.98 cropland acres of which 690.7 are irrigated either via center pivots or furrow irrigation methods. The remaining 412.28 acres are considered non-irrigated having no dedicated irrigation infrastructure. There are three (3) center pivots with dedicated irrigation wells and four (4) additional irrigation wells for furrow irrigation. The center pivots are owned by the current lessee of the property.
The soils on the farm are excellent. Dundee silt loam, Dundee loam, and Dubbs silt loam are the major soil types on the farm and well suited for cotton, corn, and soybean production. These are very productive soils that also have great permeability allowing quick drainage.
The CRP on the farm has two different layers. Typically, in the Delta, CRP is used to remove marginal cropland from production by planting trees or buffer strips in return for a lease payment from FSA. Holly Grove Plantation has 249.77 acres of this type of CRP. There is an additional 50.94 acres of Marginal Pasture Land (MPL) enrolled in CRP. There are eleven (11) CRP contracts including the MPL with a total revenue of $27,573.00.
